In line with Tenant Fees Act 2019 there is a change in tenant fees that came into effect on 1st June 2019, please see the list below. Please note that this legislation does not apply to any fees that were charged before this date.
Holding deposit (refundable)
One week's rent.
Advance Rent
Paid in advance throughout the tenancy for the payment period agreed (usually monthly).
Tenancy Security Deposit (refundable)
a) 5 weeks' rent for properties with annual rent less than £50,000
b) 6 week’s rent for properties with annual rent more than £50,000
Charges for defaulting on the contract
3% above the Bank of England’s base rate for each day that the payment has been outstanding.
Utilities, Council Tax, TV licence and communication services
Tenants are responsible for utilities, broadband, TV, phone and council tax if they are not included within the rent.
Changes to the tenancy requested by the tenant
Tenant can request changes to their tenancy (subject to the landlord's approval) such as: pets to be kept in the property; a change of sharer in a joint tenancy; or any other amendment which alters the obligations of the agreement.
Fee is normally £50 (incl. VAT) but can be higher depending on our reasonable costs.
Early termination of the tenancy requested by the tenant
Charges equivalent of the rent lost due to the unforeseen void period plus referencing and re-marketing costs incurred by the landlord.
Compensation for damages (via deductions from the deposit or court action)
Recovery of the costs of putting the property back in the condition in which it was given to the tenant while allowing for fair wear and tear.
